Mortgage Consulting
Mortgage Documentation Support That Keeps Your File Organized
We help you gather, organize and track the income, asset and tax documents your lender requests, so your file stays complete, your responses stay timely and nothing important gets lost along the way.
Most mortgage applications involve a long list of document requests, and new ones often appear midway through the process. Pay stubs, W-2 forms, tax filings, bank statements, retirement account statements, letters explaining deposits or employment gaps: each needs to be current, complete and easy to read.
Our mortgage documentation support helps you build an organized file before the requests arrive and keep it current as they come in. Documents are uploaded through our secure client portal, never sent by email, and we label, sort and check them against your lender's list. When something is missing or unclear, we flag it so you can obtain it from the right source.
For self-employed clients and business owners, we also help organize profit and loss statements, business bank statements and entity records, working alongside your tax professional. We never alter documents or decide how they will be evaluated. Our job is to help you present accurate records clearly, while your lender makes every underwriting decision.

Questions
Frequently asked questions
Have a question that is not answered here? Book a consultation and ask us directly.
Which documents does a mortgage application usually require?
Requests depend on your lender and your situation, but common items include recent pay stubs, W-2 or 1099 forms, personal and sometimes business tax filings, bank and investment statements, identification and explanation letters for unusual deposits or employment changes. Your lender's list is the final word. We help you collect each item, confirm it is complete and keep the full set organized.
Why can't I just email my documents to you?
Email is not a secure way to send pay records, statements and tax documents, so we do not accept them that way, or through our website form. Our secure client portal protects sensitive files, keeps everything in one place and gives us a clear record of what you have shared. We walk you through using it when we begin working together.
What should go into a letter of explanation?
Your lender may ask for a short letter about a large deposit, a gap in employment, an address change or a past late payment. A helpful letter is factual, brief and supported by documents. We help you gather the supporting records and organize your draft, but the content must be accurate and in your own words, and your lender decides whether it is sufficient.
How do you handle mortgage documents for business owners?
Owners often have income spread across tax filings, business bank accounts and financial statements. We help you assemble profit and loss statements, balance sheets and entity documents in a consistent order and coordinate with your tax professional when figures need to be prepared or confirmed. We do not adjust numbers or present them differently from your filed records.
What happens when your lender asks for updated documents?
Updated statements and pay records are common as a file moves toward closing. Because your documents are already organized in the portal, we can see what needs refreshing, let you know exactly what to upload and confirm the new items are complete before you send them on. This keeps the back-and-forth manageable during a busy stretch.
