Our real estate consulting helps property owners and investors organize the numbers, paperwork and people behind every property, so you can make your own decisions with a clearer, calmer picture.

Real Estate Consulting

Real Estate Consulting services

Owning or investing in property involves far more than the purchase. There are closing documents, leases, insurance policies, repair invoices, loan statements and tax records, along with a small team of professionals who each see only part of the picture. GAP Consulting provides real estate consulting that brings those pieces together. We are a business management and consulting firm, so our role is advisory, analysis support, organization and coordination rather than buying, selling or managing property for you.

That focus matters because most real estate problems start as information problems. A rental that seems profitable may be carrying costs no one has tracked. A closing can stall because one document sat in the wrong inbox. A tax professional may spend extra time sorting a year of loose receipts. When records are organized and everyone is working from the same timeline, you can ask sharper questions and act with more confidence.

We work alongside your agent, your attorney, your lender and your tax professional, never in place of them. The decisions about what to buy, hold, refinance or sell stay with you; our job is to make sure you have clear, organized information to make them. Supporting documents are shared through our secure client portal, and every engagement begins with a free consultation.

Who we work with

  • First-time owners of a rental or second property
  • Investors holding several properties with scattered records
  • Business owners who own the building they operate from
  • Families managing inherited real estate together
  • Owners preparing for a purchase, sale, refinance or exchange

Questions

Frequently asked questions

Have a question that is not answered here? Book a consultation and ask us directly.

What does a real estate consulting firm do if it does not buy or sell property?

We focus on everything around the transaction rather than the transaction itself. That includes organizing property records, helping you understand costs and cash flow, preparing questions for your professionals and coordinating documents and timelines among them. Listing, showing, negotiating offers and representing a buyer or seller are handled by your own real estate agent. Our role is to make sure you and that agent are working from organized, complete information.

Is GAP Consulting a real estate agency or a property management company?

No. GAP Consulting Group is a business management and consulting firm. We do not list or market property, represent buyers or sellers, collect rent or manage tenants. We consult on the systems, records and decisions around your real estate and work alongside the agents, attorneys, property managers and tax professionals you choose. If you do not have one of those professionals yet, we can help you think through what to look for.

Will you tell me whether a property is a good investment?

No. We do not recommend specific properties or investments or predict how one will perform. What we do is help you organize the figures you have, such as purchase costs, operating expenses, financing payments and expected rent, so you can see how they fit together. The decision is always yours, and we encourage you to review it with your tax professional and the other professionals you rely on.

Which real estate service should I start with?

Most clients start with real estate advisory, which gives us a full view of your properties and goals. From there, the work often moves into financial organization, investment analysis support or transaction coordination, depending on what is coming up. During your free consultation we will talk through your situation and suggest where to begin, and you decide which services make sense for you.

How should I send leases, closing statements and other property documents?

Please use our secure client portal rather than email or the website contact form. After your consultation we will set up access and give you a short list of the documents most useful for your situation, such as closing statements, leases, loan statements and recent tax records. Uploading through the portal keeps your information protected and gives us one organized place to work from.
