Real Estate Transaction Coordination for Atlanta Buyers and Sellers

Real estate transaction coordination keeps your documents, deadlines and communication organized from contract to closing, so your agent, your closing attorney, your lender and your tax professional can each do their part without delays.

A property purchase or sale involves many hands. Your agent manages the deal itself, a closing attorney handles title and settlement, your lender works through underwriting, and your tax professional may need records before and after. Each one sends requests on a different schedule, and it is easy for a document or deadline to fall between them.

Our real estate transaction coordination service sits on your side of that process. We build a shared timeline of contract dates and deadlines, track which documents each professional has requested, help you gather and organize them, and follow up so open items stay visible. We also keep a clean file of the final documents for your records and future tax preparation.

We are not a real estate agent or a closing attorney, and we do not negotiate, give legal advice or handle funds. Those roles stay with your professionals. Our part is making sure you understand what is due, when and to whom, so you can respond with confidence.

Questions

Frequently asked questions

Have a question that is not answered here? Book a consultation and ask us directly.

Are you acting as my real estate agent during the transaction?

No. GAP Consulting never acts as a real estate agent and does not list property, show homes, write or negotiate offers or receive any payment tied to a sale. Those responsibilities belong to your agent. We work alongside your agent to keep your side of the process organized, which often makes their job easier as well.

How do you work with the closing attorney on my purchase or sale?

The closing attorney typically handles title work, prepares settlement documents and conducts the closing. We do not perform any of those tasks or give legal advice. With your permission, we keep track of the documents and information the closing attorney requests, help you gather them and relay status updates, so their questions get answered promptly and nothing is overlooked.

When should I bring in transaction coordination support?

The earlier the better, ideally as soon as you sign a contract or even while you are preparing to list or make an offer. Early involvement lets us build the timeline from the start and gather records before anyone asks for them. We can still help mid-transaction if things already feel scattered, starting with a quick inventory of what is open.

Do you handle earnest money or closing funds?

No. We never hold, transfer or receive transaction funds of any kind. Earnest money and closing funds move between you, your agent, the closing attorney and your lender according to their own procedures. If you receive wiring instructions, confirm them directly with your closing attorney by phone, using a number you already know, rather than trusting instructions sent by email.

What records should I keep after a real estate closing?

Keep the final settlement statement, deed, loan documents, title insurance policy, inspection reports and receipts for any repairs or improvements made as part of the deal. These records matter for future tax filings, insurance claims and an eventual sale. We assemble them into an organized file and, with your permission, share the relevant items with your tax professional.
