Property Management Consulting for Atlanta Owners

Property management consulting helps owners build the systems, records and routines behind well-run rentals, whether you manage the properties yourself or want clearer oversight of the manager you hire.

Running rental property is part operations, part recordkeeping and part communication. Leases need tracking, repair requests need a process, vendors need paying and tenants need clear expectations. When those pieces depend on memory and text messages, small issues tend to become expensive ones.

Through property management consulting, we help you design the processes behind your rentals: a lease and renewal calendar, a maintenance request and approval workflow, a vendor list with insurance on file, rent and expense tracking, and a simple reporting routine. If you already work with a property management company, we help you define the reports you should receive and organize them so you can review each property with confidence.

GAP Consulting does not act as a property manager. We do not collect rent, screen or place tenants, sign leases or handle security deposits, and questions about fair housing, evictions or lease terms belong with an attorney. Our role is consulting on systems and records so the owner, or the manager they choose, can run the property well.

Who this is for

  • Self-managing owners with one or more rentals
  • Owners who want better reporting from their property manager
  • Investors moving from self-management to hiring a manager
  • Owners of small multifamily or mixed-use buildings
  • Accidental landlords renting out a former home

Questions

Frequently asked questions

Have a question that is not answered here? Book a consultation and ask us directly.

Will GAP Consulting manage my rental property?

No. We are not a property management company and do not collect rent, show units, screen tenants, sign leases or hold deposits. We consult on the systems, records and processes behind your rentals. You can use those systems to manage the property yourself or to oversee a property manager you hire, and we can help you think through what to expect from one.

What should I expect in a monthly report from my property manager?

Most owners want to see rent collected and outstanding, expenses paid with supporting invoices, any reserves held, open maintenance items, vacancies and upcoming lease ends. The exact contents depend on your management agreement. We help you list what you need, request it consistently and organize each report so patterns and questions stand out.

How can I keep track of repairs across several rental properties?

Use one intake point for every request, record each one with the property, date, issue and vendor, and link the final invoice to the request when it is paid. We help you set up that workflow with tools you already use, and we make sure costs land in your records in a way your tax professional can follow.

Can you help me prepare to hire a property manager?

Yes. We help you clarify which tasks you want to hand off, what reporting you expect and what records the manager will need from you on day one. We also prepare a list of questions to ask candidates about their processes. Reviewing the management agreement itself is a job for your attorney, and the hiring decision is yours.

Do you advise on tenant screening or fair housing rules?

We do not advise on tenant selection or fair housing compliance, because those carry legal requirements that should be reviewed with an attorney or handled by a qualified property manager. What we can do is help you document the consistent written process you and your attorney adopt, and keep the related records organized and easy to retrieve.
